As of this writing, the real estate markets in San Diego seems to have gone from one that favors sellers that favors buyers. However, this premise can not be true for all communities in San Diego, as prices means of some communities continue to rise while others fall.
While there are many metrics to assess trends in real estate prices in a community, a parameter commonly used to evaluate the median home price of a point in time against a point before time. The average price reflects the point at which half the households are above a particular price, and half of households are below a particular price. The average price measure is a method to analyze the direction of housing prices, but should not be used as the sole source of information on how to reach conclusions.
The data below is a comparison of average prices of the different communities in San Diego County, comparing data for June 2005 against June 2006 data. This information is only one metric at a given point in time, and other figures or data in the coming months may support or challenge the pricing trends indicated below. For some the communities of San Diego is presented below, very few homes sold during June 2006, reducing the usefulness of the metric average price.

The following data refers only to sales of single family homes, condominiums and does not include or townhouses. The data are organized by the magnitude of change in the average price, with the biggest change in the average price first presented.
